Finding the right estate agent
You will need to spend some time thinking about exactly what you want from your estate agent before you start looking for one to ensure that this important element of your Spain buying journey does not hinder your purchase.
Choosing the right estate agent in Spain will go some way to ensuring the success and safety of your property purchase in Spain. If you are not careful with your selection of agent, you may come up against real issues – both legal and practical. When searching for your new property in Spain, you need to ensure you have carefully considered the following:
- The suitability of the area you are looking in based on your needs
- The exact specifications you require to settle into your property, e.g. number of bedrooms, bathroom, a pool or garden
- The legalities of your purchase and the regulations that you will need to adhere to during your purchase
Any estate agent that you choose to work with to find your dream house in Spain must be legally and professionally accredited, to ensure you do not end up with legal issues further down the line -and are legally able to purchase any property they show you.

Are they proactive?
We would recommend looking for your estate agent as soon as you know you want to purchase property, and certainly before you arrive in Spain to view properties. Find out as much as you can about an agent before you meet them – especially how eager they are to help you. Contact them with a brief early on, and see how long it takes them to reply and whether the information they send is relevant to your requirements. Check what sort of additional information they can provide for you, such as details about the area you are looking at.
Do they understand what you are looking for?
Your chosen agent must listen to all your criteria and suggest appropriate property based on these, without wasting your time looking at properties that are unsuitable or out of your budget. Additionally, they should be able to provide you with further information about the town you have chosen, as well as the purchase process in Spain as a whole (especially compared to what you may have experienced in the UK).

What can often be overlooked during the search for the right estate agent is how important it is to find an estate agent you can converse with fluently. If, of course, your Spanish language skills are already impeccable, you may be comfortable to go through this process with a solely Spanish-speaking estate agent – although we would still recommend finding one who has experience with overseas buyers; otherwise you should ensure you find one who can converse with you in English. The process can be challenging, making it important to ensure you can discuss and understand the intricacies easily.
