Although I’ve been ‘away’ for a couple of months, I’ve kept a close watch for any newsworthy happenings in Cyprus. It seems that, like everywhere at the moment, the Russian/Ukraine war has slowed property developments, like new housing complexes, that were earmarked for starting.

Just as tourism was surprising everyone by beginning to reach pre-Covid levels, the global situation has created a lull, even though our sandy beaches are still buzzing with visitors. So, right now, I haven’t seen much news to report to you, but I can tell you that Cypriots here are keeping as positive and welcoming as ever.

Here’s a general roundup of what’s been happening in building developments over the last couple of months.

Could this be…the ONE?

First, Pafilia developers are very proud of their just completed residential development in Limassol called ‘ONE’. As I look at this development, I can see where it got its name from – it looks similar to the figure ‘1’. It has become the highest residential tower in Europe located on the Limassol beachfront and so it has fantastic coastline views of the clear blue Mediterranean Sea waters. Pafilia claims that its interior apartments and facilities are unmatched in Cyprus and the Mediterranean area.

The building rises 37 levels from the ground, and as I passed this icon of a building, I loved its outline against the blue sky of Limassol that you can recognise wherever you are in Limassol town. So much so, that ONE is now seen as a clear design innovation.

The building has 83 beautiful apartments with up to three apartments on each of its 37 floors. They are exclusive apartments and each one has unobstructed views. The apartments have private facilities and services for their occupants that make me think of the sheer luxury of Dubai and the Middle East. That’s not surprising, since the building was designed by architects that have a portfolio of residential buildings that do contain examples found in the Middle East.

The advertising material for ONE shows that the news of this development has reached global international clients. Prices begin from €1,950,000 for a two-bedroom apartment and it is particularly well constructed with high quality materials and finishes inside and out, and many small details that makes each apartment uniquely different from each other. The two and three bedroom apartments are open, spacious and full of natural light, and there are even three and four bedroom duplexes in this building! There is a hospitality team situated within the residential complex too that, according to Pafilia developers, provide hotel services and breathtaking facilities within residents’ secure apartment.

There is a 24/7 concierge and security service, a large pool with spacious sun decks, a panoramic lounge area and latest fitness centre and spa – all within reach of Limassol town centre restaurants and shops. You can read more about this iconic development here.

Leptos Coral Seas Villas

Another developer, Leptos Estates, has provided Cyprus with ‘Leptos Coral Seas Villas’. You can find this in pretty Coral Bay in Paphos. It’s 10 minutes away from Paphos town and the natural beauty spot, Akamas Peninsular, that is UNESCO protected.

Again, the complex has exclusive facilities and covers 65,000 square metres land. There are 63 luxurious detached villas – many with their own swimming pool – and since it’s a beachfront development, there’s quick access to the Mediterranean. The development has its own clubhouse, covered parking and wonderful interior finishes. Each villa is luxurious, but a basic luxury 3-bedroom villa here start from €730,000, while a top-end, four bedroom villa with landscaped gardens ranges from €1,320,000-€1,612,000.
